Planning permission is consent from the local authority to allow you to build on land or alter a building. Sometimes called Planning Consent. Planning Permission isn’t always required. See Permitted development below.
Planning Permission is required for new buildings, major alterations to existing buildings and to change the use of buildings or land. It is not generally required for an extension provided it is within the boundary of the property and is not more than half the total area of the property. An extension to your house is generally considered to be permitted development.
Once you have been granted the go-ahead for Planning Permission you have three years from the date it’s granted to begin the development unless your permission says otherwise. If you don’t begin work before this period, you will probably have to reapply.
An extension can’t be higher than the highest part of the existing roof. A homeowner can build a single-storey rear extension that must not extend beyond the rear wall of the original building by more than 12 m2 if it’s a semi-detached or terraced house. If a detached house, 40 m2. 20 m2 can be added to the first floor of a detached house without planning permission.
Permitted Development Rights are general permission granted by parliament, not the local authority to carry out certain building and alteration work. These types of works can be carried out without the need to apply for Planning Permission.
